People keep saying cash flow is gone. The REAL numbers show a VERY different picture in Chattanooga.

Everyone keeps saying real estate “doesn’t cash flow anymore.”

Here is the thing… That is only true depending on WHERE you are looking to invest.

My issue right now is not “will a property cash flow and pencil for a great investment”

My issue is keeping enough properties on the shelf for our investors who keep buying incredible cash flowing properties with both equity and cash flow day 1.

The “Buffett Indicator”: The ratio of total market cap to GDP was historically high in 2026 (around 227%-231%), which Buffett has described as “playing with fire”.

“Silley” Prices: Buffett specifically noted the high valuations of AI companies, calling it a “casino” aspect of the market.

“Long-term investors should probably tread with caution right now.”


Real estate isn’t perfect.

But it’s one of the few assets where:

  • People will always need it
  • Banks will leverage it
  • Inflation helps it
  • Tenants help pay it down
  • And time usually rewards patience

The media keeps talking about real estate like the opportunity disappeared.

It didn’t disappear.
